Booking Conditions

The Villa is our Portuguese home and as such we ask that you treat it and its’ furnishings as if they were your own (with care and respect). We have tried to make every effort to accurately describe the property.

  • A 25% deposit is payable at the time of booking
  • The balance of your booking is due 42 days prior to your arrival date
  • Bookings within 6 weeks of the arrival date are required to pay the full balance
  • Cancellation Policy: Greater than 60 days (100% refund)
  • The villa is reserved from 4pm on the day of arrival until 10am on the day of departure
  • No pets are allowed anywhere in the Villa
  • The number of persons permitted to occupy the villa is limited to the number of persons booked. The maximum occupancy is 9 persons.
  • The holiday makers should not sublet the villa or any part thereof during their period of stay
  • The minimum age of the Primary Renter is 25 Years Old
  • Strictly NO SMOKING in the villa. Damage Deposit will be retained due to extra cleaning costs
  • Holidaymakers who do not stay for the entire period of their reservation will be charged for the full duration of their booked period.
  • Failure of utility supplies or faults may either be out of our control or take some time to repair. We will make every effort to repair the fault or to offer an alternative, however, no claim for a refund of rental cost will be considered.
  • Passports & Visas. You are responsible for ensuring the validity of your travel documents. A valid passport with a minimum validity of 6 months is required from the UK to Portugal. Those persons visiting from outside the UK should check with their travel agency on visa requirements.
  • Travel Insurance. It is your responsibility to ensure you have current, adequate travel insurance for the duration of your stay and no claim for items or circumstances normally covered by such insurance will be the subject of compensation from the villa management.
  • In the event you have a complaint whilst on holiday, please inform us immediately and we will do our best to solve the problem as soon as possible. We cannot be held responsible for noise outside of our control e.g. noise from parties or gatherings at neighbouring properties, ad hoc building works in the nearby vicinity.

  • A £400 deposit is held to cover any damage caused to the property, furnishings or fixtures and fittings. Any faults or breakages must be reported as soon as possible to the management. Breakage deposit to will be returned within 14 once the property is inspected after vacation.
  • Use of the swimming pool facility is totally at the guests risk and the owners cannot be held responsible for any injury, death or mishap which may occur due to the use or misuse of this facility. Children must be supervised at all times.
  • The Villa will be managed on a day to day basis by a local Management Company whose details will be provided to guests. The owners or the house manager retain the right to enter the villa at any time with prior notification.
  • It must also be noted that during your stay both gardeners and pool maintenance contractors may well visit the property as part of the weekly programme to maintain the Villa and its facilities to the highest standards.
  • Liability. We do not accept liability for any loss of or damage to holidaymaker’s personal possessions.  In addition, we do not accept liability for any accident, damage, loss, injury, expense or inconvenience whether to person or property of the holidaymaker’s in connection with their letting of the holiday cottage.
  • The holidaymaker shall leave the holiday accommodation in a clean and tidy condition at the end of the holiday let. If additional cleaning is needed you may incur a charge.
